Websites, AI automation and security for home inspectors in Michigan

A website for the inspector the agent names.

When an agent names an inspector, the buyer looks that inspector up within the hour. I build, host and look after a site for solo home inspectors, with a sample report they can read and an enquiry form that asks about the property.

Questions about the site first?

Five example layouts for a home inspector’s site. The business is invented, and every layout is fully customizable: yours is designed with you on the intake call.

What the site can have for home inspectors

These are examples of what the site can have. There is one enquiry form, and the pages are agreed on the intake call.

  • A sample-report page

For example, one of your reports with the client’s details removed, so a buyer can see what they will get before they call.

  • Pages for your add-ons

For example, a page each for radon testing and sewer scope, agreed on the intake call.

  • An inspection request

The enquiry form can ask for the property address and the closing date, and sends each request to you.

How it works

  1. Ask and start

Send a short enquiry with the form. I reply within 24 hours. Use the link to start. No set-up fee. Month 1 is charged when you start.

  2. Send what I need

You send the words and photos, and the intake call sets out exactly what I need. On the intake call we agree the pages and the enquiry form.

  3. Build, preview, live

I build it, and you see it before it goes live. From then on I host it, keep it updated and fix what breaks, and I make the small updates you ask for.

The whole process, step by step →

What is included

  • A site built for you: I build it from what you send me, and you see it before it goes live.
  • Hosting and looking after it: Hosting, backups, security updates and fixes when something breaks are part of the monthly price.
  • Small updates: Changes to text, photos, hours and prices after launch are included. New pages or features are quoted separately.
  • Fast, and built for local search: Pages that load quickly on a phone, set up for local search, with an enquiry form that sends each request straight to you.
  • Online booking on Square Appointments: I set it up on your own Square account: up to 5 services, your availability, a deposit taken through your own Square account, reminders, an embed on your site and a link from Google, and one test booking, recorded.
  • Google Analytics events: Every site on the plan sends Google Analytics events for taps to call and email, the enquiry form, clicks to book where the site has Square booking, directions and pages, to a property that you own, at no extra cost. See the events→
  • A privacy page: A short privacy page on your site that says, in plain words, that the site uses Google Analytics.
  • Me, directly: No account manager and no junior bench. You write to me and I answer.

The paperwork around the report

The site brings the enquiry in. A few assistants can then do the office work behind it, each with one job and only the tools it needs, and a person approves anything that goes out.

Likely first jobs: Request to signed agreement; Report completeness check; Delivery and agent follow-up.

An agent graph for home inspectors3 triggers, Inspection request, Report finished and Friday 16:00, feed a coordinator that plans and routes. It delegates to 4 agents: Scheduling assistant (request + agreement) with Scheduling app (draft) and Calendar (read), Report checker (completeness) with Inspection report app (read), Delivery assistant (report delivery) with Inspection app (read), Accounting (read) and Email (draft) and Agent follow-up (agent thank-yous) with CRM (draft) and Email (draft). A reviewer checks each draft: Checks that the agreement is signed and that a report goes to the client only. A failed check goes back to the agent that made it. Then a person approves (Every report release, Any share beyond the client and New client agreement), and only then is the output produced: Confirmations and Completeness checklist.Inspection requestReport finishedFriday 16:00planCoordinatorplans and routesdelegateScheduling assistantrequest + agreementScheduling app (draft)Calendar (read)Report checkercompletenessInspection report app (read)Delivery assistantreport deliveryInspection app (read)Accounting (read)Email (draft)Agent follow-upagent thank-yousCRM (draft)Email (draft)checkReviewerSigned; client-only reportretryA person approvesEvery report releaseAny share beyond the clientNew client agreementapproveConfirmationsCompleteness checklist

Checks that the agreement is signed and that a report goes to the client only.

Never without a person

No assistant writes, changes or softens a finding, says whether a defect is serious, or releases a report. Every report goes to the client only, after the inspector says so.

Questions from home inspectors

Yes. Send me a report with the client’s name and address removed and I add it to the sample-report page.

The pages are agreed on the intake call. For an inspector, a sample report, a page on what an inspection covers and a page for each add-on you offer are common examples.

Yes. Each add-on can be a short page or a line on one page, so a buyer sees what else you offer.

No. The findings are always yours. It can check, read-only, that each section has its photos and notes and that the summary matches the body, before you release the report.

Yes. A short thank-you is drafted with no report detail in it, and you send it.

It is built for local search and I check that your pages are indexed before I call it done. Nobody can promise a ranking, and I will not.

Me. I read every enquiry myself and reply within 24 hours.

Email at your domain is not included. You keep it or buy it from an email provider, and I set up the records so it works alongside the site.
